Welcome to the SKF Property Management family!! I am SKF, owner / operator. Ana (Tica2882), our General Manager, myself, and our other SKF Property Managers look forward to making your stay with us as comfortable and as relaxing as possible. Please be sure to take a look at this guest notecard, as it includes our Covenant (Estate rules) and answers a lot of frequently asked questions. SKF PM LAND RENTAL COVENANT:
===================================================================At At SKF Property Management, we prioritize your satisfaction with your land. Please be sure to read our Covenant for your benefit and the benefit of your neighbors.

1. No Banlines:
----------------------------------------------------------------------------------
While you can ban individual avatars, please refrain from using general parcel bans as they can be visually disruptive to your neighbors. Such bans are prohibited and will be turned off by Management staff.

2. Security Orb:
----------------------------------------------------------------------------------
We provide a security orb for your convenience. We send the Casper security instructions at the beginning of your rental. You can scroll down for a copy of the instructions (at the Casper Safe paragraph).

You can place your own, but please add us as managers so we can stop by for assistance. Please be sure to set the orb to the correct parcel size, as full SIM coverage (.1000000m) can disrupt your neighbors. Unless you are renting the whole SIM, full SIM coverage is prohibited. Due to accidental straying into your parcel, please be sure to set the ejection time to 20 seconds or greater. Orb ejection times less than 20 seconds are prohibited.

3. Scripted Object Limitations: Scripted babies, pets, or digital plants

Each land is allowed a maximum number of high usage scripted objects. Up to 1 scripted baby, or up to 5 pets, or up to 25 digital plants. More than these limits will severely lag a SIM.

Only 1 scripted baby is allowed per lease, regardless of the land size or the number of parcels rented. If a baby is not in use, please store it in inventory.

Digital Plants: Digital Plants must kept in a skybox as high as possible, 4000m preferably, with a maximum of 25 digital plants per parcel. Digital plants are a lot of small scripts and not all parcels are able to accommodate them.

4. Skybox Height:

The minimum height of a skybox must be 1000m or higher.

5. Land Deeding:
----------------------------------------------------------------------------------
Being mainland, the land cannot be deeded to private groups. If the land is deeded to a private group, we have no way to reclaim it.

6. Refunds:
----------------------------------------------------------------------------------
Unfortunately, we do not offer refunds. We apologize for any inconvenience.

7. Business Guidelines:
----------------------------------------------------------------------------------
Businesses are permitted, except for Dance Clubs / Music clubs, which can create unnecessary lag. Business activities are only allowed in commercial SIMs, not residential SIMs.

8. Neighborly Respect.
----------------------------------------------------------------------------------
Respect your neighbors and their privacy. We create beautiful communities for you to live in. Be neighborly : )

Should a neighbor's objects encroach upon your land, please do not return them. Contact an SKF PM Manager who will address the issue with the neighbor. We find this route best keeps the neighborhood harmony.

9. Respect the SKF Property Managers.

SKF Property Managers are not allowed to engage in romantic relationships with guests. Unwanted attention, flirtation, or any form of harassment will not be tolerated and may result in lease termination.

10. Temporary rezzers:
----------------------------------------------------------------------------------
Temp rezzers trade lag for prim count, and this lag can severely impact a SIM. Therefore temp rezzers are prohibited and can be returned by Property Managers.

11. Inventory and Sim Stability:
----------------------------------------------------------------------------------
We are not responsible for any loss of inventory. Please set permissions carefully. Additionally, we are not liable for Linden Lab SIM rollbacks or crashes, which are beyond our control.

 

🚨 Important Notice: Rolling Restarts 🚨

 

Attention SKF Property Management residents:

 

Regular rolling restarts are taking place across Second Life Server regions on Tuesdays and Wednesdays. This may result in some items being returned or, in rare cases, lost. We understand that this can be an inconvenience and appreciate your understanding as it’s beyond our control.

To minimize potential disruptions:

 

  • Avoid rezzing "no copy" items before and during the restart.
  • Save all builds to prevent loss.


You can monitor the status of your region on your dashboard or follow SL social media updates for more information.

12. Guest Entertainment:
----------------------------------------------------------------------------------
Guests are welcomed (and able) to use their TVs (and can deed / return them directly), but we cannot provide support for TVs / Radios beyond verifying they are deeded. Guests must contact the seller / manufacturer for support.

13. Disputes and Conflict Resolution:
----------------------------------------------------------------------------------
We cannot and do not get involved in personal or ex-partner disputes. Tools such as orbs, land bans, and abuse reports are available for conflict resolution. Please use these tools appropriately and responsibly.

14. Privacy and Aesthetics:
----------------------------------------------------------------------------------
Privacy walls or tall structures are not allowed. Should a wall be required in extenuating circumstances, a Manager will place it. Overly tall structures are prohibited.

Temporary build help lines, such as untextured prims or yellow parcel borders, are permitted for a maximum of 15 minutes. Prolonged use of build help lines is discouraged due to their unsightly nature and potential for neighbors to erect unattractive walls in response.

All parcels can be set to private. To prevent others from camming in from the outside, click on World > Parcel Details > Options and make sure the option "Avatars on other parcels can see and chat with avatars on this parcel" is unchecked.

15. Compliance with Linden Lab TOS:

Please observe and comply with the Linden Lab Terms of Service.

16. Commercial Parcels:
----------------------------------------------------------------------------------
While most of our parcels are residential, we do offer commercial parcels suitable for airports and marinas. Please consult the available parcels notecard for airport-friendly status and contact an SKF Property Manager for further details. Commercial airports and marinas are not allowed on residential parcels / SIMs.

17. Landscaping:
----------------------------------------------------------------------------------
Houses and landscaping on the land are optional and can be returned if desired. Any objects retained count towards the total prim count (standard prim counting rules).

Guests are welcomed to customize their land, but any modifications or new preparations are the responsibility of the guest. While Managers can assist in rezzing certain objects, they cannot undertake a complete parcel overhaul to ensure fairness to other guests. Requested items can be rezzed on the land, and it is the guest's responsibility to relocate them as desired.

Prior to hiring professional landscapers, please consult with an SKF Manager to ensure compatibility with the land. We are not responsible for landscaping expenses that require removal or relocation.

18. Bulk Returns Prohibited:
----------------------------------------------------------------------------------
Guests are kindly requested to avoid bulk returning objects or returning the Casper rental box. Bulk returns will return everything on the parcel at once, resulting in coalesced items in your inventory and ours. Bulk returns (and/or returning the Casper rental box) are prohibited and will result in a fine of 3 days (Paybox) or 1 day (Skyletters rezzer only)

Coalesced items will show up in your inventory with a multiple box icon instead of the usual single box icon. To separate, you must rez the coalesced object in the middle of a large parcel, and pick up the individual objects one by one.

19. Rental Rates and the LindeX (Linden Exchange):
----------------------------------------------------------------------------------
The weekly rates for most of our parcels are set in US dollars (USD) and these USD rates remain constant. USD because Linden Labs charges our tier in USD and does not accept Linden dollars (L$) for payment of tier. We don't make any extra money when the LindeX goes up, as we have to pay more L$ to purchase those same USD.

However, payment can only be accepted in L$. As a result, the Casper rental boxes are linked to the LindeX exchange and display the USD rate (which remains steady) in the corresponding L$ amounts. The exchange rate on the LindeX may fluctuate, causing variations in the displayed L$ price. This fluctuation is beyond our control, and we apologize for any inconvenience.

If you purchase lindens with USD regularly to pay your weekly USD rate, the USD amounts will be steady, even as the L$ price fluctuates. You pay the same USD.

Please note that the convenience fee for buying L$ is not included in our prices and that this convenience fee charged by the LindeX goes to Linden Labs, not us. The fee for buying L$ is "7.50% transaction fee with a minimum of US$ 1.49 and a maximum of US$ 14.99 per transaction."

20. 3621 Error when Paying 4 weeks:
----------------------------------------------------------------------------------
Sadly, there exists in the Casper rental system what we term the 3621 error. Though rare, sometimes the Casper system registers a 4 week payment as 3 weeks, 6 days, 21 hours (hence the name). Because this would fall short of 4 weeks, this error also prevents the dispensation of the 3 days bonus.

This may be related to the USD to L$ conversion, as the Casper system somehow maintains two values for the weekly rate. You can see in this screenshot that the Casper has both L$479 and L$482 for the weekly rate at the same time: https://prnt.sc/975slIWUqm08

We try to mitigate this error by coding the 4 week payment button to 4 weeks and 4 hours (and you do get the extra four hours). Coding the rental box this way mitigates nearly all Casper 3621 errors, but not all.

Should you encounter the 3621 error, and it is rare, please contact SKF or Ana for correction.

21. Lease Cancellation:
----------------------------------------------------------------------------------
We want you to be happy with your land. When there is an issue with the land making you unhappy, please contact an SKF PM Manager. We value you as our guest and we will work with you to resolve the issue.

When you decide to take a break and cancel your lease, please use the official method by clicking "Won't Renew" in the Casper rental meter. While you can also contact Ana or SKF via IM, cancelling through the Casper rental meter is the only official method of notification as IMs can get dropped by the system. Be sure to click "Won't Renew" before your time expires to avoid arrears charges. Clicking "Won't Renew" after your time has expired will result in the elapsed time in arrears being billed.

Lastly, if cancelling feel free to IM SKF or Ana if anything can be done better. We want you to be happy.

22. Transfer/Move Policy:

We can transfer any unused time left on your lease to another of our parcels. To provide excellent service, we have a policy regarding transfers / moves.

Once you select the new parcel of ours that you prefer, please let an SKF Manager know who will then lock the rental box and give you the corresponding land group tag. Alternately, to secure the new parcel you can pay at least one week there.

Once the new parcel is secured and you have the corresponding group tag, please kindly move out of the old parcel first. Picking up your items from the old land is required before you move in to the new land and before we can transfer any unused time. Unused time cannot be transferred until your items are picked up from the old land. Please do not bulk return, either from your old land or new land, as we fine 2 days.

After picking up your items from the old land, you are welcome to move in to the new land as per normal procedure. A Manager can help you move in and remove the house for you.

Please avoid excessive moving (more then 3 parcels within 3 months), as this creates unnecessary work for us. A fine of L$500 or 2 days will apply upon the third land transfer/move within 3 months.

With the Covenant (Estate Rules) out of the way, let's get to the fun stuff!


PARCEL AMENITIES:
===================================================================
At SKF Property Management we understand that a beautiful parcel at a great price is just a starting point. We also know that there are many amenities which will make your stay more enjoyable, and we do offer the following at no extra charge:

1. TIS dance posts with couples and singles dances. Intan couples dances, just like at the clubs (with 80 Intan couples dances and 89 singles dances). A L$60K value!

2. Casper Safe security orbs. A comprehensive security coverage plan for your entire parcel.

3. BBX boat rezzers for a luxury yacht, powerboat, and jet ski (except for inland parcels). These are quality craft, usable by you and your friends and self-deleting.

If your parcel did not include the above and has the available prims, please IM us and we will install them for you. You have a lot of control over your land! We are very flexible as well. If you should need a particular customization for your Suite, please let us know. We are often able to accommodate special requests for the parcel.

And of course, we provide superb customer service as part of your lease. Land & hospitality are our passion!


SECURITY ORB / BOX INSTRUCTIONS:
===================================================================
Just like in RL, unfortunately now and again you may run into a griefer. No worries, a security orb has been installed in every parcel.

With regards to security, your first line of defense is your group tag. Always remember, when wearing your group tag on group land you can ban/eject/freeze a griefer. Right click on the offending avatar, and the "eject," "freeze," and "eject/ban" options will be available (when wearing the parcel's group tag). Click on "eject" to throw the offender off the land, or "freeze" to freeze the offender in place. "Ban / eject" will remove the offender from the land and place him on your parcel's ban list.

You can also go to "world," then to "about land," then "access," and you can add the offender to the land ban list. With the land ban in place, the offending avatar is unable to physically enter the parcel.

Please do not use general bans to take the place of a security orb as the resulting ban lines are an eyesore to your neighbors.


INSTRUCTIONS FOR THE CASPER SAFE SECURITY ORB:

INSTRUCTIONS FOR THE CONOVER SECURITY ORB:
----------------------------------------------------------------------------------
The Conover Orb is easy and intuitive. To turn on, left-click for a blue menu, then select Start > Normal. Once turned on, the Conover will send you a menu when someone is on your land (if you are online). At this time, you can either add them to the access list or eject them. To manually add someone to the Admin list or the access list they must be close to the Conover (within 20m). Logs (when available) are very informative, and will show who has been in the parcel. Please be sure to set the orb to the correct parcel size, as full SIM coverage (.1000000m) can disrupt your neighbors. Unless you are renting the whole SIM, full SIM coverage is prohibited. Due to accidental straying into your parcel, please be sure to set the ejection time to 20 seconds or greater. Orb ejection times less than 20 seconds are prohibited.


FAQ (FREQUENTLY ASKED QUESTIONS)
===============================================================================
1. How do I name the parcel?
----------------------------------------------------------------------------------
You have the option to give your parcel that special name! Simply go to "World" then "Parcel Details" and with your group tag on you can name the parcel in the blank space next to "name."

You are welcome to name the parcel, place your own description, and place your own logo on your land. If you rent a mega parcel with a dedicated group, you can also place your own description and logo in the dedicated group. Of course, nothing profane or distasteful.


2. Where is the rental box?
----------------------------------------------------------------------------------
The rental box is located on most parcels in the left side, back corner of your parcel (facing back from the front). If you cannot find it contact an SKF Property Manager, and we can retrieve its location for you.

3. I seem unable to rez items. How can this be corrected?
----------------------------------------------------------------------------------
To rez items you will need your group tag on. This prevents non-residents from rezzing items in your parcel (and using up your prim allotment) and allows the prim counter to work.

If you are using Firestorm, you can activate the "Rez under Group" function: Ctrl+P for Preferences > Firestorm > Extras > Place a check next to "Always rez objects under the land group if possible" This will usually (though not always) permit you to rez on your parcel with the correct group setting without wearing the group tag.

Also please note that one cannot rez on mesh. If you try to rez on a mesh object, you will get the "Owner does not allow rezzing" error. The work around for this is to rez on standard, non-mesh items. You may have to rez a regular prim outside of the mesh object, drag the regular object close, and rez on the regular object.

4. How can I check prims?
----------------------------------------------------------------------------------
The rental box also acts as a prim counter. It will display the current prims used, plus the total number of prims allowed. Simply click on "Land Impact" to check on the number of prims. However, please bear in mind that the Casper rental box has an hour and a half delay in the prim count to avoid lagging the SIM.

When you are below or at your alloted prims the rental box will be normal. If you should go over the alloted prims the prim counter will turn the rental box red and send notifications to yourself and to the SKF Property Managers.

Alternately, you can click on World > Parcel Details > Objects to see the most up to date count. Clicking on the refresh icon (⟳) will display each individual avatar's prim count.

Note, we use standard prim counting where all prims on the parcel are counted against your allotment. However, you can return what you don't need and use it's prims.

Should you find yourself in need of more prims, please IM us. We sometimes have extra prims for lease.

5. How can I invite someone to rez items?
----------------------------------------------------------------------------------
To allow friends or family to rez prims, you are able to invite to (and eject from) directly to the "Everyone" role in the land group. The "Everyone" role is designed specifically for friends and family and has less permissions than your "Resident" role.

To grant a significant other the "Resident" group tag with more permissions, simply click on the Casper rental meter and select "Tenants". The Casper will then send a group invite to the selected avatar. You can also invite yourself back to the group through the Casper in case of accidental deletion of group by selecting "Grp Invite".

5. How do I set my Home to here?
----------------------------------------------------------------------------------
To set your Home to here, stand in a good spot inside the parcel wearing your group tag, then click on "World" up on top, then "Set Home to Here." You will see a blue notification in the right hand bottom corner indicating your home has been set. From then on, anytime you click "Teleport Home" (also under "World") you will teleport home instantly! Ctrl+Shift+H will also Teleport you home, after the Home position has been set.

6. Can I set the music or media url directly?
----------------------------------------------------------------------------------
Yes you can. To set either the music or media directly, click on "World" up on top, then "About Land," then either "Media" or "Sound" tab. Copy and paste your url to the respective space.

7. Can I place my own house?
----------------------------------------------------------------------------------
Absolutely, most guests do. You are welcome to customize not only your house but your entire parcel, as long as it's tasteful and the neighbor's don't complain.

8. Can I move / return the items on the land?
----------------------------------------------------------------------------------
Absolutely. All items, except for the deeded items (more on that in a moment), are set to share. The items we set out are copy / mod, setting them to share allows our guests to move the items as needed. The items on the land can also be returned if you don't need them, and you can use their prim allotment.

Be careful with returning items and please be sure not to select the neighbor's items in the background when doing area-select.

We also do ask that you do not use bulk returns. Bulk returns will return everything on the parcel at once, resulting in coalesced items in your inventory and ours. Bulk returns (and/or returning the Casper rental box) are prohibited and will result in a fine of 3 days (Paybox) or 1 day (Skyletters rezzer only)

9. Can I run a business out of the land?
----------------------------------------------------------------------------------
Yes, with a few caveats. No dance clubs, and no businesses in residential SIMs. Please keep the land low-lag, and maintain a friendly and neighborly atmosphere, and adhere to all rules of the Second Life TOS. Commercial airports and marinas are prohibited in residential parcels.

10. Is there a bonus for paying 4 weeks at a time?
----------------------------------------------------------------------------------
There is. You will receive a 10.71% bonus if you pay for four weeks at a time (3 free days). If you wish to pay for more than 4 weeks, please pay in payments of 4 weeks at a time to receive your bonus (due to the Casper configuration). For example, to pay 12 weeks please pay 4 weeks x 3 times to get your 9 bonus days. Paying 12 weeks x 1 time will result in the Casper system only applying 3 bonus days (as it sees only 1 payment).

12. Is there somewhere I can view your current rental Suite listings?

13. My TV does not work? What is the cause?
----------------------------------------------------------------------------------
Guests are welcome (and able) to use their TVs (and can deed / return directly), but we cannot provide support for TVs / Radios beyond verifying they are deeded. Guests must contact the seller / manufacturer for support.

Having said that, the number one cause for a TV not working is that it's not deeded (verify TV is transfer, as no-transfer TVs cannot be deeded).

Beyond this you will need to contact your TV manufacturer.

14. How do I return deeded objects?
----------------------------------------------------------------------------------
The perms in our groups are carefully structured. You are able to deed an object like a TV, radio, or security box directly. However, be sure to position said object FIRST, as the object cannot be moved once deeded (a security feature). However, you can return any deeded object to re-rez and position (then deed).

Any deeded object can be returned at any time and will be returned to the person who deeded it. To return a deeded object, right click on the object > Select "More" from the pie menu > Return

15. How do I activate Search in my commercial parcel?
----------------------------------------------------------------------------------
To activate the SL Search function in your commercial parcel, please contact Ana or SKF. The activate Search function is normally turned off as LL charges L$30 per week. Ana or SKF will activate the Search for you, and add the L$30 per week to your lease.

Due to an SL quirk, avatars without the activate search perm may not see it activated. To confirm Search function activation, we send a screenshot to you.. You can also do a search for your keywords to verify Search activation. Keywords are placed in the description portion below land name in World > Parcel Details.
